About

Residential roots, commercial discipline.

Tyler Bretz, CCIM, is the Designated Broker and Owner of Bretz Property Group, a Washington State brokerage specializing in multifamily investment properties and 1–4 unit residential real estate. Over a career of nearly two decades and several full market cycles, Tyler has advised private owners, investors and developers on the acquisition, disposition and valuation of income-producing real estate throughout the Pacific Northwest.

Tyler began his career in 2006 selling residential real estate across California’s Central Coast and southern Central Valley, in markets including Santa Barbara, Santa Maria, Ventura and Bakersfield. During the subprime crisis he joined Malone Law Group as a paralegal and escrow assistant, managing foreclosure escrows on behalf of Nationstar Mortgage in the aftermath of the 2008 financial crisis. That experience gave him a working command of title, escrow and distressed-asset resolution, which continues to shape how he structures and closes complex transactions.

He returned to brokerage in 2013 with RE/MAX Northwest Realty, first representing buyers and sellers of single-family homes before building a specialized practice in 2–4 unit residential multifamily properties. He then moved into commercial practice at Urban Commercial Partners, joining as an Associate Broker and advancing to Managing Partner. In that role he led the firm’s brokerage team and directed multifamily and development transactions across Pierce County and the South Puget Sound.

Tyler also serves as Manager of Brokerage Services and Acquisitions for Sage Investment Group, a firm that acquires underperforming hotels and motels and converts them into micro-studio apartments. In that role he sources and underwrites conversion opportunities across California and the Pacific Northwest, evaluating each property’s submarket, zoning, conversion costs and stabilized rental income. The work has given him direct experience in adaptive reuse and value-add repositioning, an increasingly important strategy for adding housing supply in high-cost markets.

Tyler holds the Certified Commercial Investment Member (CCIM) designation, a credential held by roughly 6% of commercial real estate professionals. He earned a BA in History from the University of California, Santa Barbara, and a Paralegal Certificate from the University of Washington.

Today, Tyler leads Bretz Property Group, which he founded in 2026 to serve owners and investors across the full range of residential and multifamily real estate. The firm represents clients in the sale, acquisition and valuation of single-family homes, 2–4 unit properties and apartment communities of 5 to 50 units throughout Washington State and the broader Pacific Northwest. Its advisory services include broker opinions of value, hold-versus-sell analysis and 1031 exchange strategy, giving each client a clear, data-driven basis for every investment decision.

The CCIM Designation

What CCIM means for you.

CCIM stands for Certified Commercial Investment Member. The CCIM Institute awards the designation, and many in the industry consider it the highest credential in commercial and investment real estate.

~6%of commercial real estate professionals hold the CCIM designation

Designation requirements

  • Complete a graduate-level curriculum in financial, market, user decision and investment analysis for commercial real estate
  • Present a verified portfolio of qualifying commercial investment transactions, reviewed and approved by the CCIM Institute against rigorous volume standards, including a minimum of $30 million in transaction volume
  • Pass a comprehensive, full-day examination

For my clients, this means every valuation, pricing strategy and buy-or-sell recommendation is built on the same analysis that institutional investors use.
